Two Storey Extension and Structural Works in Ilkley

This property is within the Ilkley Conservation area and so we have worked closely with the architect and Bradford Planning to create a unique 2-story extension. The client wanted to transform this Victorian Terrace to create a modern, open plan living / dining kitchen along with an additional bedroom upstairs.

Works commenced by us demolishing the existing ground floor rear extension which we then rebuilt with new floor levels, before adding in the upstairs room. Rather than using stone we recommended using timber cladding to the second floor – this accentuated the stone work and blended in with the surrounding landscape. Major structural works took place inside with the dining room & kitchen walls being removed, 5 steels installed and new floor levels formed. After removing the plaster we uncovered the original fireplace, which we restored and the client has decided to use as a wine store! We also custom built a bulkhead to disguise the steelwork, house the extractor fan and provide island lighting – this has created a great focal point in the kitchen. All external walls were fully insulated and plastered ready for painting. A high specification, contemporary kitchen was then fitted to finish this transformation.

Scope of work:

  • Submission of Building Control Regulations paperwork
  • Semi-demolition of existing ground floor extension
  • New ground floor level created and fully insulated (1m above current level) which will facilitate the open plan kitchen in phase two
  • Installation of structural steel to create large patio doors
  • Alteration to window heights
  • Matching stone used to blend extension into the existing property
  • Creation of second floor extension bedroom with Juliet Balcony and timber cladding feature
  • Re-roof of existing house roof and new extension roof with new laths, felt & slates
  • Installation of 3 x Velux windows – the velux in the main house roof is solar powered and operated by remote control
  • Pointing of existing and new stonework
  • Installation of seamless guttering
  • Installation of new patio doors, Juliet balcony & windows
  • Demolition of 2 internal structural walls with the installation of 8 steels
  • Removal of all plaster back to brickwork, walls insulated then re-plastered
